That depends on your accommodation and the scope of management you want. For ongoing management we deliberately work without flat-rate packages: after the free initial consultation you receive an individual offer in which every service is transparently itemised – with no hidden costs. If you let your property yourself and only want occasional support, there are our Service packages at fixed prices.

Of course. You decide on personal-use periods, the price range and the house rules. We implement, keep you regularly informed and agree important decisions with you. It remains your property – we take the load off you, we don't replace you.

Yes. We simply plan your personal use into the availability calendar. Many of our owners regularly use their accommodation themselves – this very flexibility is one of the great advantages of holiday letting.

We offer ongoing management in the Lake Constance region. Our Service packages can mostly be delivered remotely and can therefore also be booked for holiday properties outside this region. If your property is elsewhere, please get in touch – we'll work out together what we can take on for you.

You choose. Some owners only want to be made professionally ready to let and then manage their property themselves; others hand over all ongoing letting. Your offer contains exactly the building blocks you need – nothing more.

Fair Stay is our own quality standard for responsible short-term letting: digital house rules with mandatory agreement before arrival, careful guest selection, proper guest registration, quiet hours and parking rules, and personal availability. This creates the best possible conditions for good relations between owners, guests and neighbours.

No – and we don't promise you anything else. No provider can completely rule out breaches of the rules or damage. What we can do: significantly minimise the risks with guest selection, binding house rules, clear processes and attentive management, and respond quickly and in a structured way if something does happen.

Our core is digital and organisational management: marketing, communication, booking management. For on-site services such as cleaning we work with reliable regional partners or coordinate your existing staff. We discuss individually what makes sense in your case.

We take over and optimise existing listings – your previous reviews are retained. A good review history is valuable; we won't give it up.

Yes, guest registration is mandatory in Austria. That is exactly why proper guest registration is a fixed part of our management and of the Fair Stay concept. We take care of it reliably and on time for you.

We rely on working together out of conviction, not contractual obligation. We discuss the exact terms and notice periods transparently in the offer – fair for both sides.

After the initial consultation and your go-ahead, we start onboarding: listings, pricing strategy, house rules, guest folder. Depending on the starting point, your accommodation is often fully managed and ready to go within a few weeks.

Yes. We manage your presence on all relevant booking portals – from Airbnb and Booking.com to regional platforms – and connect everything via a channel manager so that calendars and prices are in sync everywhere.
